Accuracy scorecard

Most property sites never show how often their numbers are wrong. We test ours against real sale prices every week and publish the results — including the misses.

The first accuracy test has not run yet. It runs weekly.

Corrections from customers

Every figure in a report has a “Report an error” link. Received: 0 · confirmed or fixed: 0 · checked and correct: 0 · still open: 0

How the test works

  1. For each area we take the most recent real sales recorded by HM Land Registry (up to 25 per area, last two years).
  2. For each sale we re-run exactly the estimate a report would have shown the day before it sold: only earlier sales are used — no peeking at the answer.
  3. We compare our range and midpoint with the price actually paid, and publish every result in aggregate.

Limits: Land Registry records lag by weeks to months; sales with no estimate (too little local data) are counted separately, not hidden in the numbers. An automated estimate is not a valuation. Data sources.
